1. Project name : 1/2,000 scale zoning plan of Do Son district to 2040.

2. Boundary scope

- The research area for the 1/2000 scale zoning plan of Do Son district until 2040 is the entire current administrative boundary of Do Son district, including the boundaries of 06 wards: Bang La, Hai Son, Hop Duc, Minh Duc, Ngoc Xuyen, Van Huong and the water surface area determined according to the temporary sea boundary based on the records and maps of administrative boundaries at all levels of Hai Phong city recognized by the Ministry of Home Affairs in Decision No. 762/QD-BNV dated September 26, 2023.

- The boundaries of the planning area are limited as follows:

+ North borders Duong Kinh district;

+ East and South border the East Sea;

+ West borders Kien Thuy district.

3. Area scale

Area: About 4,644.55 ha (determined by the administrative boundary on land and the areas according to the Project to adjust the General Planning of Hai Phong City to 2040, vision to 2050 (QHC-323) and the temporarily assigned water surface recognized by the Ministry of Home Affairs in Decision No. 762/QD-BNV dated September 26, 2023.

5. Objectives and nature of the planning area

5.1 . Objectives

- Specify the Project to Adjust the General Planning of Hai Phong City to 2040, with a vision to 2050.

- Selecting technical and economic indicators suitable for the urban area, synchronously connecting projects that have been and are being implemented and the existing infrastructure system in the planning area.

- Provide legal basis for implementing detailed planning projects, managing construction investment projects, managing the construction process and urban development.

- Create motivation to attract investment, exploit the advantages of the region for sustainable socio-economic development, as a driving force for the development and completion of criteria and standards of a type I urban area.

5.2. Properties

- Is an international-scale sea tourism, entertainment and sports center, one of the tourist centers of Hai Phong and the Northern Coast region.

- Is a new dynamic development center in the Southeast of the city, developing in many fields: Tourism, logistics, trade - services - finance.

- Is an area with important national defense and security position.
