- To develop a fully integrated urban area with complete technical infrastructure, comprehensive social amenities, and multifunctional ecological, tourism, and leisure facilities to maximize the natural, cultural, and social advantages of the region. - To add to the housing stock of Tân Cương village, create an attractive urban landscape, and contribute to the economic and social development of the region.

a) Investment in the construction of technical infrastructure for the project: The investment and construction of a complete technical infrastructure system for the project on a total area of 26 hectares, as outlined in the local adjustment plan for the ecological and sports urban development zone around Lake Ghềnh Chè, Bình Sơn commune, Sông Công city, which was approved by the People's Committee of Tân Cương district under Decision No. 352/QĐ- UBND on April 20, 2026. b) Investment in the construction of architectural structures: - Low-rise residential buildings: The investor will construct the basic framework and complete the exterior finishing of low-rise residential buildings and scenic main villas on plots I.ODT-06; I.ODT-07; I.ODT-08; I.ODT-10; I.ODT-11; I.ODT-12; I.ODT-29; I.ODT-30; I.ODT-31; I.ODT-32; I.ODT-33; I.ODT-34; I.ODT-35; I.ODT-36; I.ODT-37; I.ODT-38; I.ODT-39; I.ODT-41; I.ODT-42, with a total area of approximately 9.13 hectares. - Commercial and service land: This includes tourist land, mixed commercial and service land, investment and construction according to regulations, with an area of approximately 7.22 hectares, with a height of 3 floors and a building density of 40-60%. - Rehabilitation and repair of the Ghềnh Chè reservoir to ensure the operation of the Ghềnh Chè reservoir in Tân Cương commune, which was approved by the People's Committee of Thái Nguyên province under Decision No. 1961/QĐ-UBND on November 21, 2025. - Construction of one water supply plant on plot I.HT-02, with an area of approximately 7,400 m2 and a designed capacity of 8,500 m3/day

- Project lifespan: 50 years from the date the land is allocated and the lease agreement is finalized. - Project implementation timeline: 60 months from the date of land allocation and lease agreement finalization.
