1. Generator • Labor costs and travel costs for 04 generator maintenance times. • Labor costs and travel costs for responding to unexpected incidents. • Cost of additional materials: rags, rp7, cos head... • Technical support in case of machine problems 24/24 hours. Response time within 01 hour. • Maintenance staff must comply with laws, rules and regulations of the Apartment Building and appropriate instructions from the Management Board. • The contractor will replace spare parts: engine oil filter, fuel filter, change engine oil and clean generator air filter. • Check periodic maintenance items: cooling water, cooling water, fan belts, battery voltage, automatic voltage stabilizer, radiator fins... • Run the generator test in no-load mode to check after replacing equipment parts. 2. MSB cabinet • Maintenance of ACB, MCCB, Relay - Check the breaker's dynamic contact. (measuring contact resistance) - Check and clean the mechanical part of the ACB cutter, Calibrate the mechanical part of the cutter, apply specialized grease for ACB cutters to the ACB mechanical structures - Check the mechanical interlock, electrical interlock and ATS function of the MSB after rotating the cutter to do the above experiments. - Measure insulation resistance. - Maintain, clean, and tighten MCCB contact points. - Test relay impact according to manufacturer's specifications - Measure capacitor capacitance, check contactor contact hygiene, clean and tighten wires • Thermal scanning - Perform thermal scanning with a specialized Fluke Ti450 machine (from the transformer through the MSB cabinet, busway system, busbar, all ACB, MCCB, floor electrical cabinets). 3. Fire protection system - Fire alarm system: Clean the central fire alarm cabinet, check the fire alarm system loop card, check the function of the heat smoke detector, clean the detector, emergency buttons and modules, bells, whistles, test equipment - Fire sprinkler, Fire Hydrant, Drencher fire fighting systems: Maintain and clean fire pumps, alarm valves, pressure regulating valves, control cabinets... - CO2 gas fire suppression system: Check the function of control cabinets, heat smoke detectors... - Johnson brand fire alarm cabinet
